We’re firmly in a buyers market. We already knew this - but let’s get into the numbers:
Austin sellers are out pacing buyers. Per Redfin, there are 124% more sellers than buyers. Last month, there were about 18,200 sellers and just over 8,100 buyers. As always - real estate is hyper local - this means conditions can change from neighborhood to neighborhood. Competition remains high for well priced homes in popular subdivisions.
Inventory increase: condos and luxury homes (especially around Lake Tarvis)
Suburbs: entry level, single family homes are still relatively competitive
Perspective: Austin saw prices climb nearly 30% in 2021 alone. Even with recent price cuts, homes here remain far more valuable than just a few years ago.

🤠 WHAT’S HAPPENING AROUND TOWN
A long-shuttered East Austin hotel is getting new life from the team behind Paperboy and Loudmouth Pizza.

The Deluxe Hotel opened in the 1940s and closed for business in 1975. Daybreak Hospitality purchased the hotel at 1101 Navasota St and the adjacent lot at 1105 Navasota St.
The goal - a 5 story hotel with some condo units. While the plans are being finalized, proponents say Ryan Harms and Robert Brown from Daybreak hospitality are the perfect group to revitalize this space. Both Harms and Brown have been a part of East Austin for a decade and operate businesses out of the neighborhood.
Even in these difficult markets - it’s nice to remember that Austin continues to grow.
