Is a rate cut coming in September?
We’ve been hoping for this - here’s what the experts are saying:
Traders see a 90% chance the Federal Reserve will cut rates on September 17, per the CME FedWatch Tool.
Expected move: Federal Funds rate down from 4.25%–4.5% to 4%–4.25%.
What makes them so sure?
Soft job growth: Slower hiring indicate to a cooling economy, possibly warranting rate cuts to support growth. July jobs data was weaker than expected.
Moderating inflation: CPI at 2.7% headline (2.9% core) for the 12 months to June, close to the Fed’s 2% target despite tariff-related price bumps.
psst - here’s a quick refresher on CPI and it’s impact on rate cuts:
Consumer Price Index (CPI) measures how much prices for everyday items (food, rent, gas, and clothing) change over time. If CPI is going up quickly, it means inflation is high. If it’s steady or falling, inflation is cooling.
Impact on Rate Cuts:
The Fed’s main job is to keep inflation low and stable, aiming for about 2% a year.
If CPI shows inflation is close to or below that target, the Fed feels more comfortable cutting interest rates to support the economy.

🤠 WHAT’S HAPPENING AROUND TOWN
Affordable 3D homes in Mueller
Austin-based builder ICON launched three one-bedroom homes (~650 sqft each) in Mueller with more units on the way.
Project highlights:
Part of the Mueller Affordable Homes Program, backed by The Mueller Foundation to increase access for income-qualified buyers (up to 80% of area median income)
Jared Kuhn (VP of Real Estate Development and Sales at ICON) said - “our North Star is solving the global housing crisis. We are honored to support Austin’s housing goals by adding more homes through Mueller’s Affordable Homes program.”
Pricing for the one-bedroom models hasn’t been disclosed. Typical two-bedroom homes are listed at $965,000 and three-bedrooms at $1.3 million; ICON has already sold seven units.
