What does that mean?
Frustrated sellers are turning to rentals, creating unexpected competition for institutional single-family rental companies.
Elevated mortgage rates, low buyer confidence, and rising housing inventory are prompting owners to:
Delist their homes
Cut asking prices
Convert properties into rentals
What does this mean if I’m a renter?
It’s good news. Rent hikes may slow:
Previously: 4–5% renewal increases with 75% tenant retention
Now: May fall to 0–2% increases
🤠 WHAT’S HAPPENING AROUND TOWN
Development is doubling down on East Austin.
Geyser Group landed a $37.5M construction loan for another section of townhomes.
Project Details:
Location: 5600 Jackie Robinson Street (near Springdale Road in 78721)
80+ townhomes across 8 acres
Estimated cost: ~$450K per unit
Price range: Under $800K to just under $1M
