What does that mean?

  • Frustrated sellers are turning to rentals, creating unexpected competition for institutional single-family rental companies.

  • Elevated mortgage rates, low buyer confidence, and rising housing inventory are prompting owners to:

    • Delist their homes

    • Cut asking prices

    • Convert properties into rentals

What does this mean if I’m a renter?

It’s good news. Rent hikes may slow:

  • Previously: 4–5% renewal increases with 75% tenant retention

  • Now: May fall to 0–2% increases

🤠 WHAT’S HAPPENING AROUND TOWN

Development is doubling down on East Austin.

Geyser Group landed a $37.5M construction loan for another section of townhomes.

Project Details:

  • Location: 5600 Jackie Robinson Street (near Springdale Road in 78721)

  • 80+ townhomes across 8 acres

  • Estimated cost: ~$450K per unit

  • Price range: Under $800K to just under $1M

  • Geyser is what we call an “infill developer”

    • Adds housing density with townhomes/condos without rezoning.
