As we enter in the spring season, inventory for sale and buyer activity increases.

If youā€™re a seller, increased inventory = increased competition. Here are a few traps to avoid:

  • List price: this is the most important aspect of selling.

    • Listing your home at your dream price or what it might have been worth in 2021 is a mistake

    • The result will be a continuous slash of price that will lose you both time and money

    • Use comparable properties in your specific area when pricing. Homes on either side of a highway or major road will have completely different values

  • Intentional renovation

    • You donā€™t need to gut your home

    • Research shows exterior + kitchen renovations see the highest sale ROI

  • Donā€™t be boring

    • There are tons of new builds on the market - many of which have similar exteriors, floor plans and finishes

    • If you are selling your home, the old adage of all white is out. Your personality can come through in how your present your home (to a limit please donā€™t do this, I cannot help you)

Dirty Sixth might get cleaned up?

Honestly - it has been years since iā€™ve ventured down dirty 6th, I no longer have the mental or emotional fortitude. But I vaguely recall what itā€™s like and the picture below is vivid enough.

Stream Realty Partners owns 30+ properties between I-35 and Congress. Theyā€™re planning to transition the corridor from ā€œafter darkā€ to an ā€œ18-hourā€ destination. Theyā€™ll add restaurants + retail.

Stream is considering rebranding to Old Sixth but that seems very lame (to me).

Will Dirty Sixth actually change? Curious to see what happens next šŸ‘€
