There are a few items you always want to be aware of before buying/submitting an offer.

You should always check the Sellerā€™s Disclosure Notice (SDN) carefully. BUT be aware that Texas protects the seller. Even if there is an issue they didnā€™t disclose, it is very difficult to go after them. Having a great inspector is extremely important.

  • Foundation:

    • Depending on the extent of damages, this can be $25,000+.

  • Roof:

    • Depending on the type of roofing material, these replacements can range from $5,000-$30,000+

  • Flood Plain:

    • Austin listings will designtate if a house is in a flood plain. If you purchase a house in a flood plain you will have to buy extra flood insurance. Repeated water damage will cause erosion and will affect your foundation. We definitely donā€™t want to be in this situationā€¦

Austin is moving back towards typical seasonal sales. Things went crazy during the pandemic but we are settling back in. This graph shows that the most deals happen in May-August. 

Buyer/Sellers with kids donā€™t want to move their family in the middle of the school year. Research shows the busiest moving times are June, July and August.

This means: more inventory, more competition.
