Assumable Loans:
You might think you missed the boat on low interest rates but what if you could buy a property today at a 2.9% interest rate?
Tell me about assumable loans.
Ok, here’s the TLDR:
The buyer assumes the responsibility for the loan at its existing interest rate and terms
You can only assume a government-backed loan, such as an FHA or VA loan. Most conventional mortgages aren't assumable.
Not a standard % down - you owe the equity the owner has in the property at closing. This can be covered via cash or loan (this loan will likely be counted as debt by lenders in your debt to income ratio)
What’s the catch?
They’re really hard to find. Many people don’t understand how valuable they are because the transactions are uncommon.
