⭐️  MICHELIN STARS IN AUSTIN

A departure from our regularly scheduled content but I can’t skip this.

The Michelin guide made it to Texas (yes the same rotund man who sells tires gives out exclusive food awards, keep up.)

In an effort to make Texas a destination food hub, the state has paid the Michelin guide $2.7 million for a 3 year deal. 

Surprisingly, Austin has 44 restaurants on the Michelin guide and 7 Michelin stars were awarded. That’s almost double Dallas and Houston.

Because you are very clearly here for my food recommendations: I love Comedor (bone marrow tacos 10/10).

How to find a “good deal”

Everyone wants a good deal. But what is a good deal and how do we find it?

Deals are evaluated based on neighborhood trends, historical data, price per square foot (ppsqft) & home quality/updates

What exactly does that mean?

I make sure to remove as much variance as possible so we are doing an apples to apples comparison between your home and others that have been bought/sold recently.

I compare your ideal home with other properties that have similar:
- Location
- Year built
- Lot size
- Square footage
- Beds/Baths
- Finishes/upgrades

Once you find a comparable subset of houses - I look at price per square foot (ppsft). This is one of the best indicators to see how your home stacks up against others.

How do you go from over $1M to $775K?

1) Original pricing was way too high - doing this at the beginning really screws you down the road
2) House is on a main road and close to the highway - this needs to be accounted for in the sale price
3) Median ppsqft sold in this area in the last 2 years is ~$490. My suggestion puts you at $361ppsqft
4) The home is a 2023 build listed by the builder and has been on the market for 500+ days 
5) You have 100% of the negotiation power here and nothing to lose
