If you’ve ever thought about buying a house in Austin but didn’t know where to start - welcome! We’re going to go over everything you need to know/think about before buying.

Up this week: Mueller

There are only a few neighborhoods in Austin that have been resistant to the post-pandemic decline. Mueller is one of them.

Beating the post-pandemic decline in Mueller:

At first glance you might see stats saying there’s an 11% YoY decline in Mueller - that data is biased. Mueller has more condo units for sale with the new building off Simond than ever before. This naturally pulls sales data down compared to townhouses/single family homes.

Focusing on single family homes - you’ll see a 22% increase in median sale price year over year. Some of this can be attributed to large, new builds but the rest is due to how coveted this neighborhood is.

Let’s see what makes it so special - you’ll love Mueller if this is important to you:

  • Walkability: HEB, move theater, dining, breweries, doctors, dentists, all inside the neighborhood

  • Community: it’s hard to define what exactly brings the community feel to Mueller. My take - the neighborhood is designed to have small backyards. This means everyone is always outside, walking their dogs, playing with their kids. Water balloon fights are a regular occurrence on my street and I love to see it.

    • They’re trying to replicate the secrete sauce in community south of Austin called Easton Park

  • Trails/Parks: 3 mile lake loop, large open area parks

  • Middle School: Brand new middle school in the neighborhood your kids can walk to

  • Farmers Market: arguably the best farmers market in Austin, every Sunday.

All that sounds lovely i’m sure but let’s talk price:

Okay. Should I buy here?

If you want a suburban feel but want to be 10 minutes from the city - this is the only place for you.

TLDR:

  • Mueller will always be in demand because it is the only true neighborhood in close proximity to the city

  • There are multiple price points to enter the market.
    Tip: when looking into condos/townhomes always make sure to factor in HOA fees (up to $500/mo!)

Kirtana’s Suggestion: $900,000 - anticipate negotiation and aim to close around $925,000

We know there is likely a rate cut to be announced on September 18th but -

How big will the rate cut be?

It seemed like 25 basis points was a lock but analysts are now split pretty evenly between 25 and 50 basis points.

When will we actually know?

The Fed is notoriously tight lipped. I’ll update you as soon as we know more ✂️
