Property taxes are complicated (my conspiracy theory is that this intentional to overwhelm you - ok, i’ll take my tin foil hat off now).

Anyways, let me simplify things:

  • Texas doesn’t have state income tax - instead - property taxes fund local infrastructure (schools, streets, roads, police + fire etc)

  • The single biggest savings for most people comes from applying for homestead exemption

    • This exemption caps the annual increase in a home’s taxable value at 10% (this really came in handy for homeowners during the pandemic boom)

  • Here’s the problem - people apply for exemption and stop there. This is a mistake.

    • Property tax assessments aren’t always accurate - turns out the appraiser is not in the business of saving you money - who knew?

    • Challenging your property tax assessed value is a bit of a pain. You need submit a protest, gather evidence, review opposing evidence and plead your case against the tax appraiser in front of a panel of local officials.

      • Trust me, this is not nearly as fun as legal shows led me to believe (I’m looking at you, Suits 👀)

Fortunately, there are other ways to do this. Most involve handing over the protest case of your house to another company with unclear expectations of the outcome. Out of all the companies that i’ve come across that do this, Abode is the best.
